    Assists with managing closed residential construction loans and completes various operational tasks associated with the construction loan portfolio, such as processing, documentation, and reporting

    Responsibilities

    • Manage a pipeline of all closed residential construction loans ensuring timely and accurate accounting of inspections, advances, and progress of work during the construction phase through the issuance of a final certificate of occupancy.
    • Communicate with borrowers and builder on a regular basis.
    • Reviews and stays on top of weekly Encompass reports for the entire closed residential construction loan pipeline.
    • Maintain draw checklist in Encompass
    • Collect and review all inspections and budget updates to ensure construction progress is on target with loan term.
    • Communicate with Loan Officers and operations staff in order to maintain a high level of customer service.
    • Liaise between management, loan officers, consumer loan staff, borrower and builder during the entire construction phase.
    • Prepares draw packages for closers, borrowers and loan officers as requested
    • Calculate draws based on appraiser’s report
    • Disburses draw requests using the lien waiver format, timely, accurately, ensuring the information is correct
    • Prepares inspection package, review inspections when received and forward to construction loan manager for review
    • Obtains the necessary documentation from the borrower, builder, title company, appraiser and/or manufactured home dealer to allow the modification to be completed
    • Regularly reviews loan portfolio ensuring all insurance is paid current and has been received
    • Communicates effectively with the borrower and builder to determine if the home will be completed on time and on budget
    • Notifies Post-Closing Manager of any issues that arise and offer solutions to assist members to find resolutions to the problems, including releases of mechanic liens and preparation of extensions
    • Prepare closing and modification documents
    • Reads and understand title insurance policy updates
    • Reviews property inspections and appraisals.
    • Balances cost breakdown line items after a draw has been requested.
    • Reconciles and post payments
    • Balances lien waiver checks that are disbursed daily
    • Review documentation for accuracy
    • Provide excellent customer service to both internal and external customers

    Education & Qualifications

    • High school diploma or equivalent
    • At least 2 years related experience in customer service, and/or mortgage loans and loan documentation
